Call to order: The session was called to order at 7:32pm.

Homeowner's Open Forum

A homeowner made the board aware an issue with his dryer vent that may or may not extend to other units. MSC to perform due diligence by doing an assessment involving the scope of the issue.

Rules enforcement about parking was discussed. Two actions were agreed upon. First, the existing owner/guest parking policy will be enforced with a general letter to homeowners reiterating that policy and pointing out homeowner administrative costs if/when the board has to tag and tow those in violation. Second, Christison will take pictures of cars in area and send to homeowners for proper identification before any action taken.

Secretary's Report - Regular and Executive minutes for were reviewed and approved from previous meeting.

Treasurer's Report

  • Interim financial statements were reviewed and variance was discussed. Expense coding error noted to Manager who stated it will be corrected.
  • Manager to research variances for gutter cleaning and landscaping contract for the month of 12/2018.
  • The Manager was instructed by Treasurer to coordinate the {(due to/due from u balances to be zero.
  • Manager agreed to reimburse HOA for water penalty fee assessed due to oversight in transition earlier last year.

Committee Reports

Landside - 2019 needs being assessed, including 2019 siding and painting project for the 12 homes on Cola Ballena, inspections of roofs and landings in need of rehab.

Architecture

  • Account#: 010101302-Owner's application for fireplace flue side vent installation was discussed, along with other remodel needs to meet current code -MSC approval pending signature from neighbors across the water.
    Landscape
  • Account#: 010103001-Management to send a response letter to the owner regarding the tree pruning and landscaping modification or upgrade request. Manager to obtain actual request from committee to draft response to owners. The committee will contact an arborist to assess tree pruning.

Landscape - Terra Landscaping's renewal contract with a 3% increase was reviewed with MSC to approve.

Waterside

  • The committee reported delays of the wave maze project until June 2019 due to environmental window.
  • Yacht club annual contract for meeting room rental to be prepaid at the rate of $200/ month for the entire year was discussed and got MSC approval by the board {discounted rate with Dick Bacigalupi's membership).
