BBTA Satellite Dish Policy

Adopted December 8, 1997

Detailed below are the procedures to follow prior to the installation of a satellite dish to the exterior of your home.

Complete the BBTA Architectural Review Form and send it to Community Management or a member of the Architectural Review Committee, for review.

The Association is prohibited from imposing any restrictions or conditions which would interfere significantly with the attachment of dishes measuring less than 36 inches in diameter and will therefore, limit its review primarily to matters of appearance and safety.

Submit your application at least five days prior to the next Board of Directors meeting to allow sufficient time for committee review. Approval of applications will be subject to the following conditions

The mounting hardware and any visible wiring must be painted to match the color of the structure to which it is attached as must the antenna itself, subject to the manufacturer’s specifications;

The antenna shall be no larger nor installed higher than is necessary for reception of acceptable signal quality and in no case shall it exceed 36 inches in diameter;

The Owner shall not permit the antenna to fall into disrepair or to become a safety hazard, and shall be responsible for maintenance and repair of the fixture;

If the antenna is removed and not replaced, the Owner shall return the exterior surface of the building to its original condition;

Antenna camouflaging

Antennas or masts may not extend beyond a railing or fence unless acceptable signal quality cannot otherwise be received;

Antennas situated on the ground and visible from the street or from other lots must be camouflaged by existing landscaping or fencing if acceptable signal quality may be received from such placement;

Antennas must not obstruct a driver’s view of an intersection or street;

Camouf1aging antennas may not be unreasonably expensive.
